Red Rose Commons Commercial Development

A commercial developer sought to establish a 460,300-SF retail power center at a highly visible site at the intersection of U.S. Route 30 and Fruitville Pike. While the proximity to popular tourism and existing retail outlets makes this location ideal for generating business, the project team would have to overcome numerous design and approval obstacles to make this shopping center a reality.

In addition to preparing the subdivision and land development plan and the stormwater plan for this site, RETTEW was instrumental in gaining approvals for a joint permit for wetlands, site rezoning, highway occupancy permits, traffic signal permits, and an at-grade railroad crossing permit. By taking an innovative and proactive approach in addressing complex issues with municipal, state, and federal agencies, RETTEW assisted the developer in bringing a thriving and popular retail center to the Lancaster community.
