Retail Site Redevelopment

Willow Valley wanted to develop two pad sites where a motor lodge once stood. This effort was part of an overall master plan for several commercial projects on an 80-acre property. After facilitating the demolition permitting for the motel, we turned our focus to redeveloping this site by right-sizing the pads for a CVS Pharmacy and a Fulton Bank. We considered both the existing and the proposed development of the master plan to make sure we got it right.

To help with Township approvals, RETTEW used the existing impervious area for the stormwater analysis so that we weren’t expanding the site’s footprint. We also used the existing pond as a primary stormwater facility. We made traffic improvements at the intersection adjacent to the pads, but also to support the projects in other parts of the property. We added bike lanes, made pedestrian improvements, completed signal design, and coordinated highway occupancy permits and utilities. This redevelopment project enhanced the quality of the overall master plan because it served as a catalyst for other improvements at the new Willow Valley Crossroads project.
