RETTEW provided comprehensive civil engineering services to address a critical need for urban revitalization, helping to transform a stretch of dilapidated commercial storefronts into a vibrant, four-story apartment building.
We began with a thorough Phase I environmental site assessment (ESA) to identify any potential environmental hazards or issues that could impact the development process. With a clear understanding of the site’s history and potential challenges, RETTEW crafted a site design embracing the City’s vision for revitalization. Our team meticulously planned each detail to ensure the structure seamlessly blended with the adjacent residential rowhomes, such as incorporating individual walkup access to ground-level apartments along the main street.
The highlight of our design was the stormwater management system. Using a green roof, strategically placed courtyard planters, and a custom-designed level spreader structure, we effectively controlled stormwater runoff to adjacent gutters. This sustainable approach not only minimized environmental impacts but also contributed to the project’s Leadership in Energy and Environmental Design certification goals and ensured long-term resilience and functionality of the site.
