The development of Columbia Cottage assisted living facility within the Blue Ridge Village subdivision involved enhancing a 7.5-acre parcel in Lower Paxton Township. RETTEW played a central role in developing comprehensive land design plans, collaborating closely with the owner and architect to maximize property utilization, and establishing an optimal layout for the 60,000-SF single-story building.

Our responsibilities included navigating the intricacies of land development permitting with multiple parties, including the Township, utility providers, and the Dauphin County Conservation District. RETTEW also conducted geotechnical testing and produced detailed reports for the project architect and structural engineer.

Additionally, our scope of services extended to the landscape plan around the building foundation and within three interior courtyard spaces. The assisted living facility, accommodating 104 beds, is purposefully designed to capitalize on views of the interior courtyard spaces, and offers an exterior walking path to facilitate exercise. Throughout the project, RETTEW’s approach prioritized efficiency, collaboration, and regulatory compliance, which resulted in the successful development of the facility.
