Commercial Redevelopment Boundary Survey and 3D Modeling

A development client looking to repurpose an existing restaurant location needed the site’s building plans before they made a final decision on whether to proceed. As complete records did not exist, our client hired RETTEW to perform a variety of surveys and recreate the plan set. We performed 2D and 3D surveys to ensure a high level of accuracy, while minimizing our impact to the active restaurant’s operations and customers.

A 2D boundary survey determined the true property lines of the land and showed the extent of any boundary restrictions based on local and state regulations. Next, we looked at the physical structure by creating a 3D model of the interior and exterior. Using 360-degree panoramic photos and creating a point cloud using over a billion survey data points, this model accurately defined key structural components like walls, ceilings, floors, doors, and sidewalks. With a comprehensive survey in hand, our client had accurate reference models to inform their purchase decision as well as any development plans moving forward.
