At an ideal intersection that serves as a gateway to the City of Lancaster, and near other popular amenities in the region, High Real Estate envisioned a high-end, mixed-use community. However, the property came with a lot of challenges, including steep slopes, wetlands, 35 acres of floodplains, and historic buildings. RETTEW worked with our client to develop a master plan for an 89-acre, mixed-use center incorporating 210,000 SF of retail shops, restaurants, and other recreational facilities, along with 258 units of multi-family housing in a pedestrian-oriented streetscape environment. The project also included several miles of interpretive trails and wildlife viewing areas along the adjacent stream corridor. These design elements transformed the floodplain area into valuable open space and the cultural elements of the site into valuable community amenities. The project required floodplain and stormwater approvals to allow full development to occur. RETTEW worked with High on the overall vision as well as the land development elements of the $129 million project to gain approvals and allow the project to move towards completion of a successful mixed-use community.
