The Reserve at Greenfield

High Real Estate Group wanted to introduce a new type of market-rate housing in this region of Lancaster County that offered high-end amenities and proximity to goods and services. The selected site was close to shopping, dining, and local attractions, but was constrained by a floodplain, which presented challenges in designing a stormwater system that would allow development of such a large building and parking area.

Because of RETTEW’s relationship with East Lampeter Township and reviewers from our work on other projects, we successfully negotiated the use of a riparian enhancement to mitigate our water quality requirements. RETTEW developed a design that included 82 residential units with amenities such as an indoor gym, pet grooming spa, bicycle repair shop, mail center, elevator access, and an entertainment lounge. Outdoor amenities included an outside lounge, walking trails, community garden, and parking garages. The Reserve at Greenfield apartment complex has proven to be a successful housing alternative, bringing new living amenities to this part of the county and integrating with other nearby residential and commercial properties. Not to mention, the community now has an extension to their trail network and a healthy and robust riparian buffer to complement the property.
