Willow Valley Crossroads Development

As property manager and developer Willow Valley looked at what would be their biggest commercial expansion to date, they realized they needed someone to handle the minutia of plan details as well as the big-picture strategy. This particular development involved an overall master plan for an approximately 60,000-SF commercial property on 80 acres that incorporated an existing stream corridor, a historic farmhouse, and a pond in a growing part of Lancaster County.

In collaboration with Willow Valley, the local Township, and residents, RETTEW developed an overall plan to connect all the client’s nearby projects. A critical aspect of coordination was the significant transportation improvements needed to alleviate traffic concerns. We developed a traffic master plan that integrates with the community, working around the existing road network and performing complicated utility line coordination. The Crossroads development will bring new goods and services to this part of the county and integrate well with Willow Valley’s other nearby residential and commercial properties.
