Flory Mill Road Sheetz Redevelopment

RETTEW undertook the redevelopment of an existing Sheetz gas station involving multiple parcels and a corner location in East Hempfield Township, with the goal of transforming the site to accommodate a gas station, convenience store, and drive-thru.

RETTEW began by mapping the existing site conditions, which laid the groundwork for subsequent land development phases. Simultaneously, the team navigated zoning requirements and optimized the site layout through thoughtful design, ensuring compliance with local regulations and creating a functional and visually appealing space.

Our natural sciences services played a pivotal role in addressing environmental considerations related to a stream behind the site. RETTEW conducted various assessments, taking the existing floodplain, wetlands, and riparian buffers into account, which aligned the project with environmental best practices and regulatory standards.

RETTEW’s involvement in this project provided a comprehensive, cohesive, and efficient solution to the client’s challenges. We successfully completed the site redevelopment on schedule for the grand opening and met the client’s objectives while upholding environmental and regulatory requirements. RETTEW continues to work with this long-standing client, finding ways to help Sheetz secure and develop new sites throughout the mid-Atlantic region.
