Seniors with needs that extend beyond the abilities of personal care homes, but do not require around-the-clock nursing care, sometimes struggle to find affordable, quality housing. To address this critical gap in Pennsylvania’s rapidly increasing senior population, Warwick Township, like many communities, needed more facilities that offer the services and high-quality amenities that senior residents desire. They also wanted to ensure minimal impacts to the region’s existing senior housing operators.

Nationally-recognized developer, SDR Development, Inc. (SDR), proposed to construct and operate one of the first personal care and memory care communities in Lancaster County to support the senior care continuum. RETTEW’s turnkey service offering and geographical reach throughout Pennsylvania, and a strong client recommendation, led to SDR hiring us to assist with the entire process, from site feasibility through construction. We designed the site plan for the 68,500-SF, 80-unit facility that includes dining areas, dual courtyards, and nursing care in a one-story, easy-to-navigate layout that supports the full complement of senior programs and operations. RETTEW will partner with SDR and use this design as a prototype for additional assisted living facilities throughout Pennsylvania and Ohio, providing seniors a lively, comfortable, and secure housing alternative.
